
Let's get one thing straight - builders cleans are a completely different beast to your standard residential window clean. By the time we show up, your glass has been through months of abuse. Render splatter, concrete overspray, silicone smears, paint flicks, adhesive residue, protective film that's baked on in the Queensland sun, and a fine coating of construction dust that's bonded to everything. Every trade that's come before has left their mark, and somehow it's the window cleaner's job to make it all disappear.
This isn't a squeegee-and-go situation. Each contaminant needs a specific approach - wrong method on the wrong material and you're looking at scratched glass, damaged coatings, or etched surfaces that no amount of polishing will fix. The stakes are high, the work is slow and methodical, and it typically runs 2-3 times the cost of a standard residential clean. There's a reason for that.
After 15+ years doing this work, I've seen what happens when builders cleans go wrong. The record of biggest window cleaning boo boo I'm aware of sits at $300k - five panels on an 8-story building that needed complete replacement. The original cleaner scratched the glass, then tried to polish out the damage and only made it worse, glass was a $20k exercise, the rest was in costs to crane over the building due to access and instal. Extreme case, sure, but it shows exactly what's at stake when you hand this work to someone who doesn't know what they're doing.
Different contaminants need different solutions. Concrete and render require careful chemical treatment and specific scraping techniques that won't score the glass. Paint removal depends entirely on what type of paint and how long it's been curing. Adhesive residue, silicone, and protective film all have their own methods. Get any of it wrong and you're not cleaning the glass - you're damaging it. And because we're typically last to touch it, guess who cops the blame?
We take the time to assess what's actually on your glass before touching it, then work through methodically with the right tools and techniques for each situation. It's slow, it's detailed, and it's the only way to get the result without creating expensive problems.


Ideally, we come through just before handover - after all the other trades have finished making their mess and right before the client walks through. That's when we can deliver the best result and you get sparkly glass for that final inspection.
But construction sites rarely run to plan, and sometimes access becomes an issue. If you've got scaffold coming down before the build is finished, or difficult access points that won't be available later, we need to talk about a pre-clean before that access disappears. Yes, we'll still need to do a final clean at the end, but it's a quick touch-up that can be easily done from the ground with a pole - instead of trying to scrape render and tape from 6 metres away.
